Buying as a Mexican or Dual Citizen?

FAQ

If you’re Mexican — or have Mexican parents or grandparents — you may have way more buying power in Mexico than you think.

Some people living in the U.S. with Mexican roots believe they lost their rights in Mexico when they became U.S. citizens. Not true! If you were born in Mexico, you will always have Mexican citizenship, no matter where you live or how long you’ve been away.

And if your parents or grandparents were born in Mexico — you are blessed!
Mexico grants you the privilege of dual citizenship, so you too can enjoy the right to own land, vote, and access the benefits of being Mexican.

The process to get your Dual Citizenchip is easier and more affordable than you think! Claim your roots.

Extra Benefits of Buying as a Mexican National

Being recognized as a Mexican national — whether you were born in Mexico or gained citizenship through your parents — comes with some amazing advantages when buying property:

No fideicomiso (bank trust) needed — you can own property in your name
Lower closing costs and taxes
Simpler and faster closings
You’re investing in your own country (or the country of your roots)
More access to financing

💳 More Loan Options with Mexican Banks
As a Mexican national, you have more banks to qualify that may not be available to foreigners. Some perks include:

  • Lower down payments (starting at 10–20%)

  • Longer terms (10 to 20 years)

  • Interest rates between 7%–12% (depending on credit and income)

  • Option to use income from the U.S. or Mexico

  • Owning in your own name — not through a trust

📌 You’ll need to have your INE (voter ID) and RFC (tax ID) ready.

Who qualifies to buy as a Mexican citizen?

✔️ You were born in Mexico
✔️ You were born in the U.S. to at least one Mexican parent
✔️ You have Mexican grandparents (in many cases this applies — check with your Mexican consulate in the U.S.)

🪪 What You’ll Need

To buy property in Mexico as a Mexican citizen (or claim your right to dual citizenship), you’ll need:

  1. Your INE (Voter ID)
If you don’t have one, you can apply at your nearest Mexican Consulate.

  2. RFC (Mexican Tax ID)
Issued by SAT. You’ll need your INE first.

  3. CURP (Personal ID Code)
This is like a social security number for Mexico — it’s automatically generated when you apply for your RFC.

  4. Parent’s Birth Certificate (if applying through your parent)
If you were born outside of Mexico but your parent was born in Mexico, you’ll need their original Mexican birth certificate. In some cases, if your own birth certificate clearly lists your parent as being born in Mexico, that may be enough.

💡 Pro Tip: You Don’t Have to Do It Alone

The process is very simple — but if it feels overwhelming, you’re not alone. I work with a local paperwork expert who has helped many families get their documents in order.

🧒 What About Your Children?

Here’s a beautiful bonus:
Dual citizenship goes down four generations.

That means if you’re updating your documents or applying for citizenship, you can also help your children (even if they were born in the U.S.) secure their rights in Mexico.

✅ Note: Children do not need to be adults to qualify — but each consulate may have different requirements. Start with your own paperwork, then ask what’s needed for your kids.

📝 One More Important Tip — Ask for a Will!

It’s essential to set up a Mexican will to protect your new asset.

🌴 If you own property in Mexico, make sure you have a will in Mexico.
🏡 If you own property in the U.S., you’ll still need a will in the U.S.

Remember this to ensures your loved ones keep things legal legally clear down the line..
