Can non-Mexican’s own property in Mexico?

Is it true you can’t own in Mexico it’s a lease.
That’s a common misunderstanding. A non- Mexican can own in Mexico, however in coastal areas a bank trust is required which is typically transferred or created for the new owner during the escrow process. In a lease you can not sell or exercise rights of ownership, with a trust you have all the rights as an owner. Each person has the right to a trust of fifty years which can be renewed for another fifty. And like in the US having a trust allows you to name your beneficiaries avoiding the entire will proceedings.

Is there financing for non residents to buy in Mexico? Yes, there are a few options. I’m happy to assist you with any of these. Here’s a brief description.
Seller Carry Back. There are individual sellers that offer Seller Finance. This means the seller will finance you for a short term. Typically they request 40% to 50% down and the balance to be paid in full within a short term (1-5) years. This may have a balloon, and this is only a guide not the rule. Some owners have accepted less than 30% down and agreed to longer terms. Every case is different.
Mexican mortgage bank loans. Some banks will finance you using US credit and proof of income to qualify you. The interest rates here are typically much higher than in the US starting at 8%. Contact your preferred Mexican Bank for the latest info.
Developer financing. This is a very popular option due to the long term financing and low money down. Some will finance you with as low as 30% down and lend for as long as 15 years!

Is it safe? Yes!
I can only speak from my personal experience and that of the people I know. I have been living here for close to four years and have traveled all throughout various parts of the city at all hours of the day and many times at night and I have always felt safe. I have been living a very peaceful life. I have also crossed the border on multiple occasions. And it’s been fine. My recommendations for crossing the border are drive during daylight hours and closely obey the traffic laws. Especially in Sonoita, just past Lukeville.

What about Dual Citizenship?
If you come from Mexican born parents or grandparents you should be able to get Dual Citizenship. It has nothing to do with the US. It is a privilege Mexico grants generations that come from Mexico. One major benefit is being able to buy property as a Mexican, you won’t need to pay the cost of a Bank Trust and can purchase your property with a simple title. See your local Mexican Consulate for details on how to acquire your deal citizenship. It’s a fairly simple process and very inexpensive. If you run into obstacles I have a local woman that I could connect you to who helped me. Her fee was approx $300US and it took about 3 months. Every case is different.
